Free Buyer Representation

When you decide to tour a new construction community…it PAYS to have me with you as your Realtor at NO COST to you.  In the northeast Florida area, there are dozens of new construction communities, and the builders regularly welcome and advertise to Realtors so we will bring our customers to view their builder models, spec homes, etc.  It is to your advantage to have me working for you to navigate you through the new construction process. Below are many myths about purchasing new construction:  

Myths	Facts
(1) The site agent represents you, the Buyer	Not true.  The site agent represents the Builder.  As your buyer’s agent, I represent you.
(2) The sales price will increase if you use a buyer agent’s assistance in purchasing new construction	Not true.  The negotiated sales price will not change whether you use a buyer agent’s services or not
(3)  It will cost you additional money to use the services of a buyer agent	Not true.  The builder pays the buyer agent’s commission at closing.  You, as the Buyer, do not pay for the buyer agent’s services…they are FREE to you.
(4)  Site agents will receive less commission if you bring a buyer’s agent	Not true.  The site agent will receive compensation whether you use a buyer’s agent or not.

You have the right to utilize the services and assistance of a Buyer’s Agent when purchasing a new home…and this right is at no cost to you.  The Buyer’s Agent will not get paid until and unless your new construction home closes, and the Buyer Agent’s commission is paid for by the Builder.
